Last updated: 30 July 2026. These Terms and Conditions govern use of this website and the general estate agency services described on it. They are supplemental to, and do not replace, the specific Terms of Engagement or Terms of Business signed by a client at the point an instruction is accepted.
This website (the “Site”) is operated by Giles Real Estates (“the Company”, “we”, “us”, or “our”), a residential and commercial estate agency trading from 6 Isis Grove, Willenhall, Walsall, West Midlands, WV13 1JD. By accessing or using the Site you agree to be bound by these Terms and Conditions. If you do not agree to these terms, you should not use the Site.
The Company provides residential and commercial estate agency services, including the marketing and sale of property, valuations, and related introductions. Where a client proceeds to instruct the Company, the specific terms of that instruction (including fees, agency type, and duration) are set out separately in a signed Terms of Engagement and are not governed by this page.
Property particulars, photographs, floorplans and descriptions published on the Site are provided in good faith as a general guide only, do not form part of any offer or contract, and must not be relied upon as statements or representations of fact. Measurements are approximate. Prospective buyers and tenants should satisfy themselves, by inspection or otherwise, as to the accuracy of each statement before entering into any commitment. Nothing in this clause affects the Company's obligation to avoid misleading statements under the Consumer Protection from Unfair Trading Regulations 2008 and the Business Protection from Misleading Marketing Regulations 2008.
The Company operates in accordance with the Estate Agents Act 1979 and is a member of a Government-approved property redress scheme, as required under the Consumer, Estate Agents and Redress Act 2007. Details of our redress scheme membership are available on request and displayed in our offices. Where an instruction proceeds, the Company will carry out identity verification and source-of-funds checks in accordance with the Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer) Regulations 2017 before that instruction can be progressed.

Where the Site refers or links visitors to Giles Finance for mortgage or financial advice, Giles Finance is a separately regulated entity and any such advice is provided subject to its own terms of business and regulatory disclosures. The Company is not authorised or regulated by the Financial Conduct Authority and does not itself provide financial or investment advice.
All content on the Site, including text, images, logos and design, is owned by or licensed to the Company and is protected by copyright and other intellectual property laws. You may view and print pages for your own personal, non-commercial use only. No content may be reproduced, distributed or republished without our prior written consent.
The Site may contain links to third-party websites, including Giles Finance and property portals. We do not control and are not responsible for the content, accuracy, or privacy practices of any third-party site.

To the fullest extent permitted by law, the Company excludes liability for any loss or damage arising from use of, or reliance on, the Site or its content, save that nothing in these terms excludes or limits liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability which cannot lawfully be excluded or limited.
Any complaint about our service should be made in writing to hello@gilesrealestates.co.uk in the first instance. We will acknowledge receipt within 3 working days and aim to provide a final response within 8 weeks. If you remain dissatisfied following our final response, or if 8 weeks have elapsed, you may refer the matter to our redress scheme free of charge.
Our use of personal data is described in our Privacy Policy, which is prepared with reference to the UK General Data Protection Regulation and the Data Protection Act 2018.
These Terms and Conditions are governed by the laws of England and Wales, and the courts of England and Wales shall have exclusive jurisdiction to determine any dispute arising out of or in connection with them.
We may update these Terms and Conditions from time to time to reflect changes in our services or in applicable law. The version published on the Site at the time of use will apply.
