Three levels of service for landlords

Let only. Professional photography and floorplan, portal and social marketing, accompanied viewings, full tenant referencing and Right to Rent checks, a compliant tenancy agreement, deposit registration and move-in inventory. You then manage the tenancy yourself.

Rent collection. Everything in let only, plus monthly rent collection, arrears chasing, statements for your accountant and an annual rent review in line with the once-a-year rule under the Renters’ Rights Act.

Fully managed. Our complete service: 24/7 maintenance reporting, vetted contractors, periodic inspections with photographic reports, renewal of gas safety, electrical (EICR) and EPC certificates before they lapse, deposit negotiation at check-out and Ombudsman and database registration handled for you.

Compliance before a tenant moves in

Letting a home in England now requires a valid Energy Performance Certificate, an annual Gas Safety Certificate where there are gas appliances, a five-yearly Electrical Installation Condition Report, working smoke alarms on every floor and carbon monoxide alarms in rooms with fixed combustion appliances, deposit protection in a government-approved scheme with prescribed information served within 30 days, and the current How to Rent guide given to the tenant. Our Renters’ Rights Act guide sets out the new periodic tenancy regime, the end of Section 21 and the grounds for possession that replace it.

Landlords moving to a limited company

We charge tenants no fees beyond those permitted by the Tenant Fees Act 2019 — rent, a refundable holding deposit capped at one week’s rent and a tenancy deposit capped at five weeks’ rent. What does a fully managed letting service include?
Marketing and tenant find, referencing and Right to Rent checks, tenancy agreement, deposit registration with a government-approved scheme, inventory, rent collection, arrears management, maintenance coordination, periodic inspections, compliance renewals (gas safety, EICR, EPC) and end-of-tenancy check-out.

Which areas do you let property in?
We let residential property across England and Wales, including London, Essex, Birmingham, Manchester, Liverpool, Leeds, Bristol, Cardiff and the home counties.

What certificates does a landlord need before letting in England?
A valid Energy Performance Certificate (E or better today, with the government consulting on C by 2030), an annual Gas Safety Certificate for any gas appliances, a five-yearly Electrical Installation Condition Report (EICR), working smoke and carbon monoxide alarms, and the tenant must be given the current How to Rent guide and deposit prescribed information.

How does the Renters’ Rights Act affect landlords?
Section 21 no-fault evictions are abolished, assured shorthold tenancies move to periodic assured tenancies, rent increases are limited to once a year with notice, and landlords must join the Private Rented Sector Ombudsman and database. We handle the compliance for managed landlords.
